Problems can occur in even the best-maintained properties and, as a landlord, it is your responsibility to solve them quickly. Dealing with tenants can be time-consuming and difficult, especially if you work, don’t live close to the property or don't have a ready-made network of reliable tradesmen.

We can take care of the day-to-day problems that arise in residential property, and ensure that you comply with the large number of ever-changing rules and regulations that govern lettings.

What we do:

- We instruct the electricity, gas, telephone, water and council tax authorities as appropriate to prepare final accounts and advising them of the new occupant. We can even settle your final accounts for you out of your designated reserve fund.

- We can also pay recurring outgoings such as service charges and insurance premiums from your reserve fund, although you need to instruct us to do so and arrange for such demands to be sent to us.

- If running repairs become necessary during the tenancy, we will arrange for these to be carried out at your discretion and provided sufficient funds are available in your reserve fund.

- If any major problems occur, we will arrange for a surveyor to make a report, and for any necessary work to be carried out, subject to your authorisation.

- We will inspect the property periodically.

- We will handle any insurance claims that arise during the tenancy.

- We will pursue rental renewals two months before the end of a tenancy to minimise loss of income

- We can send statements to your accountant to facilitate annual returns and can also provide on-line account management.

- Our fees for this service, which we can tailor to suit your particular requirements, are a small percentage of the rental income.

- Arranging for a specialist firm to prepare an inventory at the start of the tenancy and for the tenant to be checked out against this inventory at the end.

- Acting upon such inventory checkout to reinstate your property to its original condition.

- Changing utilities to the new tenants name.

- Collecting the rent as set out in the Tenancy Agreement and forwarding funds to you as soon as they have cleared into our bank account, which usually takes at least five working days.

- Organising payments via standing order or cheque deposit directly into your bank, where possible.

- Copying statements to accountants to facilitate annual returns.

- Providing landlords online account management, when requested.
